Our park management have established the following guidelines to ensure your safety and help to make your stay and those of others as enjoyable as possible. Please respect your neighbors and help us keep the park as peaceful as possible.

No Parking on the Grass
- Parking vehicles in the grass is prohibited, and the length of your RV must be completely on the gravel.
- It cannot be hanging over the grass because it will interfere with mowing around your site.
No Digging Holes/Driving Stakes
- We have fiber optic internet cables running 6 inches underneath the ground and they could easily be broken by shovels or stakes.
Only Park on Your Site
- You may only park on the site you paid for.
- Parking your vehicle in the RV spot next to yours is not permitted.
RV Age
- For our residents, we accept well-maintained RVs, “No Junkers”. Your RV must be in good condition and well maintained.
Neat and Clean
- Guests must keep the Site neat, clean, trash-free, and sanitary at all times.
- Any items left outside the RV or camper must be kept neat and the Site kept uncluttered.
- Guests must leave the Site clean, and in as good condition as when they arrived.
- No outdoor clotheslines are allowed.
Generators
- Generators are allowed to be run during the times of 10:00 AM through 6:00 PM.
- Generators may not run during any other time unless power at the park is compromised.
Self-sufficient RVs and Campers
- All RVs and campers must be self-contained; makeshift or temporary showers, tents or other similar temporary facilities are not permitted.
Noise and Compliance with Laws
- Quiet time is 10:00 p.m.
- Noise must be kept to a minimum during quiet time.
- Please treat your neighbours as you would want to be treated.
- All Guests must obey all applicable laws and ordinances.
- No illegal drugs are allowed in the Park.
- Any person who displays or uses disorderly conduct, drunkenness, obscene language, or violent, offensive, disruptive or obnoxious conduct may be asked to vacate the Site and the Park, and if any such person is asked or instructed by Fannin Meadows RV Park or law enforcement personnel to vacate the Site and the Park, such person shall do so immediately.
Pets
- Dogs must be on a leash at all times when outside of your site.
- Please pick up all your pet's poop, whether in your own yard or somewhere else in the park.
- Two pet limit. Pets must be leashed at all times. Pets must be quiet anywhere near people. Our park is very peaceful — respect your neighbors!
- Pets must be non-aggressive.
- Pets may not be left unattended outside.
- Proof of vaccinations will be required on all pets prior to bringing onsite.
- No pets are allowed inside any of the park buildings or in the park's common areas during use by other residents or during park event.
- Park management is not responsible for any injuries to pets while on premises or any injuries occurred by pets to other residents.
- Any pet that is deemed aggressive will not be allowed onsite.
Deposit
- Any deposit paid by Guests may be used or applied by Fannin Meadows RV Park to unpaid fees and charges, cleanup costs, damages, and/or costs or expenses paid or incurred by Fannin Meadows RV Park as a result of Guests' violation of these Terms and Conditions.
- No interest will accrue or be paid on any deposits.
Trash
- The Site must be kept free of trash.
- All trash must be placed in the on-site dumpster.
- All boxes placed in the dumpster must be broken down.
- Only Residents' ordinary household trash may be placed in the dumpster.
- No furniture, large metal objects, plants, or similar items may be placed in the dumpster.
- No trash from off-Site locations may be placed in the dumpster.
- No guns, knives, or other weapons may be publicly displayed in the Park.
- Fireworks are not permitted in the Park.
Group Size and Parking
- The number of occupants is limited to two (2) primary Residents. Only the Residents may live on the Lot. No additional residents or overnight guests are allowed for more than 7 days without written consent from the Owner. Upon approval No more than Six (6) people, including children, may occupy any one Site.
- Only two vehicles per site are allowed unless otherwise authorized by management. Parking for additional vehicles will be designated by management at our guest park spots.
- Guests may not disassemble, build, rebuild or repair any vehicle or vehicle parts on the premises.
- No vehicles may be parked outside the boundary of your Site, or so as to block any part of any of the driveways in the Park.
- You may only park in the site(s) that you have paid for.
- All vehicles must have current registration and inspection.
- Non-operative vehicles are not permitted on premises. Any such non-operative vehicle may be removed by Owner at resident's expense.
Cancellation Policy
- For stays longer than one month we do not prorate or refund fees.
- Carefully read our Cancellation and Refund Policy in the Terms & Conditions.
Move-Out Date
- When you made your reservation you picked a move-out date.
- If you know that you will be there longer than that move-out date please contact our office so that you can extend your stay.
- For month to month residents, the park management shall be notified in writing at least 30 days prior to expiration that they do not wish to continue their stay
Building a Deck/Porch
- If you would like to build out a deck/porch on your site please submit deck/porch plans to the front office for approval.

Minor Children
- Children in the park under an adult Resident’s supervision need to be supervised at all times for their safety.
Fish Pond
- Pond is available to residents for fishing as Catch and Release only at a fee. No swimming or wading is allowed.

Check In/Check Out
- Check in is 1:00pm
- Check out is Noon
Utilities – Water, Electric, Internet, Sewer
- Our water pressure is high — well over 60 psi – often 80 psi or more! You are responsible for your RV water pipes.
- All sites offer 20A, 30A and 50A connections.
- Very fast WIFI internet is available to all guests without charge.
- State Law requires proper use of sewer connections.
- Please use organic tank treatments only, like Happy Campers.
- Please use septic system friendly toilet paper.
Other Community Rules
- You may receive mail at: 695 County Road 5005, TX 75424, followed by your lot number. Mail must be picked up from the office.
- Once off the Entrance Boulevard, the Speed Limit is 5 mph. Kindly observe the speed limit in order to ensure the safety of all our guests.
- No guest shall stay longer than 7 days without the written permission of the park management.
- No open groundfires, personal fire pits or campfires of any type are allowed at any time outside of designated common area. Residents with ground fires, fire pits or campfires will be in violation of Park rules.
- No discharge of firearms or weapons of any kind.
- Our site is meant to be natural and beautiful. Do not leave items like bicycles or chairs outside after dark.
- You are welcome to take a nature walk on our large acreage beyond the pond, only with prior notification and written permission
